So you have an existing house or a vacant block and you would like to build a new home or a multi-unit development. Below is a list of the processes involved step by step.

  • Demolish existing house and clear site (subject to heritage overlays in your specific area)
  • Land Surveyor to prepare contour lines and identify boundaries
  • Soil testing by Engineer
  • berman homes will commence setting its home design on your land

For single-site developments only:

  • There are council guidelines regarding the size of the house and its proximity to adjoining properties.
  • If you request an individual design on your land, a design brief is given to the architect. berman homes can assist with this process.
  • Architect prepares plans for submission to the relevant council's Town Planning Department.
  • After consideration of the plans by the council, advertising commences and a board is placed at the front of your property advising local residents of your proposal. Duration of advertising is 14 days.
  • If there are no objections, the council advises in writing of the approval and any conditions they require on the permit.

For multi-unit developments only:

  • In the case of a multi-unit development the land size must be sufficiently large to allow for such a development. Councils have relevant guidelines.
  • If you would like to use your own design on your land, a design brief must be given to the architect. berman homes can assist with this process.
  • Architect prepares plans for submission to the relevant council's Town Planning Department.
  • After consideration of the plans by the council, advertising commences and a board is placed at the front of your property advising local residents of your proposal. Duration of advertising is 14 days.
  • If there are no objections, the council advises in writing of the approval and any conditions they require on the permit.
  • Working drawings are prepared. These are the plans that show detailed dimensions of your new house.
  • Engineer prepares structural design.
  • Energy Rating Report prepared
  • Acoustic Report prepared (only required in designated areas).

Building surveyor requirements to grant a building permit:

  • 3 Copies of town planning drawings (if applicable)
  • 3 Copies of town planning approval (if applicable)
  • 3 Copies of working drawings
  • 3 Copies of Engineer's structural drawings
  • 3 Copies of Energy Rating Report
  • 3 Copies of Acoustic Report (if applicable)

The processes involved from Town Planning to Building Permit approval are usually undertaken by the client.
